Upon motion by Mrs. Purnell, seconded by Mrs. Stelly, the minutes of the September 23, 2009 meeting were approved as written.

PLANNING

None.

ZONING

1. Request for variance on sign regulations.
Owner: Dr. Brian Higgins/Westside Family Medicine
Address: 402 N. Vaughan Drive
Reason: Replace existing sign with new one.

Brian Budd, the architect for the remodeling of Westside Family Medicine Clinic was recognized. He advised that the new sign is approximately the same size as the present one but a variance is needed in order to be in compliance. There was no objection to this variance request.

Mrs. Stelly made a motion to recommend approval to the Town Council. Mr. Thibodaux seconded the motion and it carried unanimously.

2. Request for front setback variance.
Owner: Aaron Daniel
Address: 220 Gleason Street
Reason: Construction of a multi-car garage over driveway.

Mr. Daniel was recognized. He advised that due to the irregular shape of his lot the 30’ setback is an issue for the inclusion of a garage in the renovation plans for his home. The original owners obtained an 8’ variance when the home was built and he requests an additional two (2) feet. There was no objection to this request.

Mrs. Purnell made a motion to recommend approval to the Town Council. Mrs. Stelly seconded the motion and it carried unanimously.

The concern regarding ”Subdivisions not fronting on a Public Street” (Section 19-8) was discussed briefly. The secretary was asked to compose a letter to the Town Council requesting that they consider making this type of subdivision a new Zoning District in order for the general public and neighbors to have more input.

There was no other business to come before the Planning & Zoning Commission.

Mr. Soniat made a motion to adjourn. Mrs. Purnell seconded the motion and it carried unanimously.

The meeting adjourned at 6:45 PM.
