MINUTES OF THE BRUSLY PLANNING & ZONING COMMISSION MEETING
January 25, 2012

 

A regular meeting of the Brusly Planning & Zoning Commission was held on Wednesday January 25, 2012 in the Council Chambers, Brusly Town Hall, Brusly, Louisiana. Chairman Rosa Stelly called the meeting to order at 6:30 PM.
Members present: Jules Thibodaux, Ronda Perrault, Rosa Stelly, Jeff Travasos,
Gary Soniat, Claudette Purnell.
Members absent: Steve Perkins.
Others present: Marianne Berthelot, Mayor Joey Normand, Joanne Bourgeois,
Woody Triche, John Berthelot.

Upon motion by Mr. Thibodaux seconded by Mrs. Perrault, the Minutes of the December 28, 2011 meeting were approved as written.

ZONING
• No Items submitted.

PLANNING

1) PUBLIC HEARING – Resubdivision with variance – 2635 Allene Street: “Final Plat of Map Showing Subdivision of the Remaining Western Portion of Lot 33, Lots 34 & 35 and a Revoked 20’ Ditch Right-of-Way, Allene Subdivision into Lots 33-A and 34-A” for Court Street Development, LLC”.

Upon the request of the Chairman, the secretary read a statement on the reason this item came back before the Planning Commission: “Due to a situation that came up with the existing mobile home on Lot 33A, a non-conforming use was created and the plat could not be approved administratively as discussed at the December meeting.”

Mrs. Stelly opened the public hearing. Mr. Woody Triche was recognized. Representing Court Street Development he stated that the existing mobile home on Lot 33A is seven and one-half feet from the western property line created by the re-subdivision of the three lots and Court Street Development is requesting a two and one-half foot side setback variance.
Discussion followed on the length of time the mobile home will remain on the property and Mr. Triche was asked to re-write the variance statement on the plat. He was asked to include in the statement that the variance is only for the existing mobile home and this variance will expire and revert back to the mandatory setback requirements of the Town of Brusly when the existing mobile home is removed from the property.

There were no objections to this request. The Chairman closed the public hearing.

Mrs. Purnell made a motion to recommend the Town Council approve the plat with a variance; contingent upon the addition of wording to the variance statement that the variance is only for the existing mobile home it will expire and revert back to the mandatory setback requirements of the Town of Brusly when the existing mobile home is removed from the property. Mrs. Perrault seconded the motion and it carried unanimously.

OTHER BUSINESS

• Paul Armand with Patin Engineers and Surveyors presented copies of the Specific Implementation Plan of the first phase of Stonewall Plantation a Traditional Neighborhood Development and requested to be placed on the agenda for the February Meeting.

 

 

• Mrs. Stelly asked Mr. Armand to remind Mr. Langlois of the request of the Commission and Town Council to arrange a trip to Lafayette and Youngsville to view the TND concept. Members are hoping to be able to arrange the trip before the February meeting.

• Copies of the Planning & Zoning Commission By-Laws were distributed to members along a draft of a revised copy. Members were asked to review the two documents and make notes of any questions or comments. The revision of the By-Laws will be taken up at the February meeting.

There was no other business to come before the Planning & Zoning Commission.

Mr. Travasos made a motion to adjourn. Mr. Thibodaux seconded the motion and it carried unanimously.

The meeting of the Planning & Zoning Commission adjourned at 6:55 PM.
