MINUTES OF THE BRUSLY PLANNING COMMISSION
November 17, 2005
A regular meeting of the Brusly Planning Commission was held on Thursday November 17, 2005 in the Council Meeting Room, Brusly Town Hall, Brusly, Louisiana. The meeting was called to order by Chairperson Debbie Thompson at 6:30 PM.
Members present: Jules Thibodaux, Carroll Fontenot, Debbie Thompson,
Rosa Stelly, Shane Sarradet, Steve Perkins, Claudette Purnell.
Members absent: None
Others present: Marianne Berthelot, Mayor Joey Normand,
Joanne Bourgeois, Raymond Loup, J. D. Pellerin,
Jason Creighton, David Fontenot, Bob Benoit, Jean Crites,
Audrey McCain, Jeremy Messenger, Kim Lemoine,

Upon motion of Mr. Carroll Fontenot and seconded by Mrs. Claudette Purnell, the minutes of the October 26, 2005 meeting were approved as written.
Public Hearing:
• Preliminary plat of “The Gates at the Oaks” Subdivision for West Side Partners, LLC.
Mr. Raymond Loup was recognized. He advised that this is proposed as an upscale subdivision and comparable to Brusly Oaks. Copies of plat were made available to those in the audience and he reviewed the plat and answered questions. He advised that Lots 1 – 12 fronting on West Main Street would have a restrictions comparable to River Landing and Brusly Oaks and their plans are to be somewhat more restrictive on the gated portion (Lots 13-28). Items discussed were:
• Private or public street in the gated portion? There was a short discussion on this with no conclusion. An opinion from Legal Counsel is needed on the legality of gating a public street.
• The front footage on Lot 9? It was noted that the front footage shown on the plat did not add up to 80’. It was determined that this is an error and will be corrected.
• Access for school busses and other services to serve residents in the gated portion? Mr. Loup advised that the gate code would be made available for these services.
• Minimum Square Footage of the homes? Mr. Loup advised that Lots 1-12 will be required to have a minimum living area of 1,800 square feet and those in the gated portion will be around 2,200 square feet.
• Drainage and water run-off? This was the main concern of those individuals in the audience who reside on Venzule Drive. Mr. Loup advised that they propose to drain those lots fronting on main street to the street and those in the gated portion to the existing stormwater management area. He further advised that there might be some changes required upon review of their engineers and the town engineers.
There was no further discussion and no opposition to this proposed subdivision.
Mr. Carroll Fontenot made a motion to close the public hearing. Mr. Shane Sarradet seconded the motion and it carried unanimously.
Mrs. Rosa Stelly made a motion to recommend that the Town Council approve the preliminary plat of “The Gates at the Oaks” Subdivision for West Side Partners, LLC. with the stipulation that the front footage of Lot 9 be corrected. Mr. Jules Thibodaux seconded the motion and it carried unanimously.
There was no other business to come before the Planning Commission.
The chairperson reminded everyone that the December meeting is scheduled for Wednesday December 21, 2005 due to the holidays.
Mr. Carroll Fontenot made a motion to adjourn. Mrs. Rosa Stelly seconded the motion and it carried unanimously.
The meeting of the Planning Commission adjourned at 7:00 PM.
