MINUTES OF A SPECIAL MEETING
BRUSLY PLANNING & ZONING COMMISSION
NOVEMBER 12, 2007
A special meeting of the Brusly Planning & Zoning Commission was held on Monday, November 12, 2007 in the Council Meeting Room, Brusly Town Hall, Brusly, Louisiana. The meeting was called to order at 6:00 PM.
Due to the resignation of Mrs. Debbie Thompson, Mr. Carroll Fontenot the Vice-Chairperson chaired the meeting.
Members present: Jules Thibodaux, Carroll Fontenot, Rosa Stelly,
Shane Sarradet, Steve Perkins, Claudette Purnell.
Members absent: None
Others present: Marianne Berthelot, Don Neisler, Mayor Joey Normand, Brusly Town Council Members David Rodrigue, Ronda Perault, Joanne Bourgeois, Shane Andre, Chris Kershaw, and an audience comprised of town citizens, the Fire Chief, the Police Chief, and other representatives of both departments.
Upon motion of Mr. Jules Thibodaux, seconded by Mrs. Rosa Stelly, approval of the minutes of the October 24, 2007 regular meeting was deferred to the November 28th regular meeting. Motion carried unanimously.
Mr. Fontenot opened to Public Hearing on the following request for resubdivision:
• Final Plat of Map Showing Subdivision of Lots 15, Allene Subdivision and Lot 15-A of the J. C. Bezet, Jr. Property into Lots 15-A-1 and 15-A-2 Located in Section 56, T8S, R12E, Town of Brusly West Baton Rouge Parish, Louisiana for Joe N. Thompson, Sr. and Debbie J. Thompson, 2117 Allene St., Brusly La. 70719.
Mr. Woody Triche, Surveyor was recognized. He stated that the Thompsons are owners of both lots and wish to remove 15 feet from the front lot, Lot #15, Allene Subdivision, in order to provide access to the rear lot, Lot 15-A, J. C. Bezet, Jr. Property. The Thompsons plan to sell the lots separately.
Mr. Shane Sarradet questioned the distance from the west wall of the present home on Lot #15 to the newly created property line. Mr. Triche replied that it is 10 feet and was in compliance with the requirements. Mr. Sarradet requested that Mr. Triche add this notation to the plat.
Other items discussed:
1. Lot 15-A is not considered a building site at this time and the approval of said resubdivision plat does not establish Lot 15-A-2 as a building site. Present or future owner/owners must request approval according to Section 19.8 of the Town of Brusly Subdivision Ordinance along with submission of a plat and plot plan at that time.
2. Removal of wording “Final Plat” from the plat title since additional approval will be required to establish Lot #15-A-2 as a building site.
3. Need for minor change in the wording of the Water Supply Note and the Sewer Disposal Note to use the word “and” in place of the word “or”. i.e. . . . “approved by the Town of Brusly and the Health Department of West Baton Rouge Parish” . . .
There was no further discussion. The Chair closed the Public Hearing at 6:25 PM.
Mrs. Rosa Stelly made a motion to recommend approval of the resubdivision of Lots 15, Allene Subdivision and 15-A of the J. C. Bezet, Jr. Property into Lots 15-A-1 and 15-A-2 for Joe N. and Debbie Thompson contingent upon: notation being added to establish that lot 15-A-2 is not a building site until all requirements of Section 19.8 of the Brusly Town Ordinance have been met; notation of distance from the west wall of the home and the new property line on Lot # 15-A-1; and the three changes are made in the wording as requested. Mr. Jules Thibodaux seconded the motion and it carried unanimously.
There was no other business to come before the Planning or Zoning Commission.
Mr. Shane Sarradet made a motion to adjourn. Mr. Jules Thibodaux seconded the motion and it carried unanimously.
The meeting adjourned at 6:30 PM.
